However when it comes to owning or driving a car your age can play a very unpleasant trick on you. When you'll try to insure your vehicle you will usually face a premium that can be twice as high as your parents are charged with. Sure this looks very unfair but the insurance companies have their own logic behind every decision they take and if they are charging young drivers with such high premiums there's definitely a reason for that. Well, reason or not, who wants to pay more for insurance these days? So if you are younger than 25 and feel like your insurance is way too costly make sure to learn why it is so and what can be done about it.
First of all lets take a look at the causes of insurance being so pricey for young drivers. As you may know auto insurance providers are setting their prices according to the risk they take upon themselves when insuring a particular car owner. So if the rates are high for teens this means that they are risky drivers. Well, the statistics are there to prove it - drivers aged less than 25 tend to get into more accidents than older car owners and the damage is usually more serious. This is explained by the lack of driving experience that is still being accumulated and the general risk taking behavior younger people are know for. Of course, not all young drivers are reckless risk takers when driving a car. But because the overall trend is as described all teen car owners are charged with higher rates.
But what can you do about it? Well, there's actually a lot of things that can be done in order to optimize your costs as a young driver and it doesn't take an insurance expert to make it right. Here are some tips to follow in order to lower your auto insurance rates:
Get good grades as a student
No matter how cheesy this may sound being a good student can really help you with insurance cost optimization. Most insurance companies have special discounts for students who have an average of B and higher, so there's an additional stimulus for you to be better at school or college. You will be required to provide a copy of your grade report on a regular basis but the discount is really worth it.
Shop for the best deals
Shopping around for auto insurance online is the simplest and the most effective way to find a good policy in the first place. There are plenty of sites to get quotes from, compare and apply for policies. And there's a good chance to find a policy that is really affordable.
Look for a cheap car to drive
Some cars are cheaper to insure than others so maybe it would make sense to buy a cheaper car in the first place in order to lower your insurance rates? It makes sense to buy a used car first that is cheap to insure while you're learning how to drive and after you gain plenty of experience and get a good driving record switch to a better vehicle that won't be so expensive to insure as you get older.

The Pay-As-You-Go Concept In Insurance

Today, with the technology falling in price and improving in quality, insurance companies are deciding whether to make pay-as-you-go one of the standard policies on offer. To understand what's involved, we need a simple explanation of how it works. To calculate your premium rate, insurers currently weigh factors including your age, gender, where you live, whether you are a student or employed, whether you have picked up tickets or make claims, and whether you appear to be a responsible person from your GPA, credit card score and other records. All these factors are reasonably reliable because they are facts you cannot influence directly. That's why insurers have always been reluctant to offer discounts for low mileage. It's possible drivers may lie or change the odometer. The new technology transmits information to your insurer giving your location, the time of day, and the distance traveled. Some insurers are also offering technology to monitor the way you drive, but this is a different issue.
In our modern society, the number of vehicle thefts has been falling but, in some neighborhoods, it remains a common problem. If all vehicles had a GPS transmitter, this would make the recovery of stolen vehicles easier. So the technology to track a vehicle's movements is almost certainly here to stay. This is also vital information to your insurer about whether you are at risk of an accident. If all your driving is around a suburb at off-peak times during the day, the risk of an accident is small. But if you commute long distances down an interstate every day, the risk of a collision is high. The more miles a year you drive in heavy traffic, the more likely a claim. Hence, if you are a senior, a homemaker or drive fewer miles than average, a pay-as-you-go policy will be good for you. Indeed, those who prove their driving records can earn up to 40% discounts if they sacrifice their privacy.
Nevertheless, pay-as-you-go is not the most popular policy with the insurance industry, particularly if the technology can also monitor how well the vehicle is being driven. Let's take this step-by-step. The idea is that the premium rate should be based on actual evidence of how safely we drive. If the times, places and distances prove us less likely to claim, we earn discounts. But suppose it turns out that, say, 50% of all drivers have low mileage and drive safely and they all claim their discounts. That means the remaining 50% are all the drivers most likely to have an accident and their auto insurance rates should rise. Remember, insurance is all about spreading the cost of the risk among everyone in the group. If the cost of all the claims remains the same but half the drivers now receive a discount, the remaining drivers must all pay more. So you can get cheap auto insurance for the low mileage crowd while the rest can pay more for their policies..

The Importance of Safe Driving in Auto Insurance

If you are looking for affordable auto insurance rates, it pays to do some research on what you should do to get the lowest rates possible. However, trying to get lower auto insurance rates is difficult if you do not have a clean record at the DMV that is why it pays to practice safe driving habits whenever you drive. Here are a few things to keep in mind while you're on the road:

Your Safety and Your Passengers' Safety
Making sure that all safety features of your vehicle are in working condition is ideal. You just can't risk the seatbelts not locking securely because you will never know when an accident can happen. You should remind yourself that even if you are a responsible driver, other motorists are probably not as responsible as you are so it is best to have the safety features well maintained and ready when they are needed. This means that you should get a regular maintenance check for your vehicle so that it performs well while you're on the road.

Maintenance
This is connected to the first tip, getting your car serviced on a regular basis is a good idea not only to ensure your safety and that of your passengers but also to make sure that your car is in tiptop shape. This will save you lots of money on repairs because as they say, prevention is better than cure. Experts say, looking for a good mechanic is a bright idea because this will save you money as well since service centers usually charge far to much for maintenance and repairs.

Expecting the Worse
Fans of positive thinking will not approve of this but let's stick to reality - not everyone on the road are safe drivers. Expecting the worse while driving is a good way for you to be more alert about other motorists and your surroundings. In defensive driving, it is better to assume that you are the only sober fellow on the road and all the others had something to drink or are not as responsible as you are.
Being a safe driver will get you really fair discounts from auto insurance . If you are a responsible driver and follow all the rules of the road, it should be easy to get the auto insurance coverage you need.

Health Insurance - Differences Between a PPO and HMO

Those who have a health insurance policy courtesy of the company they work for and those who have their own policies are usually enrolled in what the industry calls managed care plans called HMO or PPO. These managed care plans for health insurance are two different things though because HMO stands for health maintenance organizations while PPO stands for preferred provider organizations. Those who would like to have the combined features of both plans usually get point of service plans more popularly known as POS.
All of these plans have contracts with healthcare providers i.e. clinics, hospitals, pharmacies and the like making healthcare easier to access because of the network provided by the plan itself. In most cases, policyholders are usually required by the provider to go to a particular hospital or clinic or pharmacy for that matter to get certain services. There is a choice to go to another place of course but usually, you will have to shell out a larger part of the total cost.
What is an HMO? Those who are enrolled in such a service, all your healthcare needs are usually provided by one network. When you have HMO, you would be required to get a primary care physician who will provide and coordinate all your healthcare needs. Worried that you might need a specialist in the long run? Your HMO covers this as well as long as your primary care physician refers you to a doctor who is also a part of the network of your HMO. If you are thinking of going to a doctor that is not part of this network, you may have to shoulder all the costs.
PPOs on the other hand are more flexible than getting an HMO because you can choose providers that you will get service from. There is no need to choose a primary care physician and there is no need for referrals to specialists either. The only thing that you would be responsible for when you get your healthcare from your preferred network is to pay for the annual deductible. This is a usual feature of many preferred provider organizations. There are also copayments for PPOs.
Now that you know the difference between an HMO and a PPO, you can finally get the health insurance policy that you think best suits you. For affordable health insurance, go to a comparison website.

When Teenagers Experience Male-Pattern Baldness

While male-pattern baldness primarily occurs in adult men, there are instances when teenage boys can experience the disorder. It can be highly traumatic for a teenager to begin losing his hair. They can be obsessively focused on their appearance to begin with and going bald can add to this already stressful situation. They will want to seek immediate medical assistance to stop the condition from worsening.

When to be Concerned
Hair loss is not uncommon. In fact, everyone loses up to 100 head hairs every day. This is a natural process that involves old hair falling out to make room for new hair. It is not a cause for alarm. But if you are losing more than that or your hair seems to be coming out in clumps, you need to see a doctor to make sure there is nothing seriously wrong. Underlying medical conditions can cause hair loss in teenage boys.

Causes of Hair Loss in Teenagers
Teenage boys can experience hair loss for a variety of reasons. A common culprit is scalp ringworm which is a contagious infection that can cause permanent hair loss. Certain hairstyles or styling routines such as braiding or dyeing the hair can also result in hair loss in teenagers. The most challenging to treat is male-pattern baldness which has been known to develop in teenage boys by age 15.

Types of Hair Loss Treatment
The cause of the hair loss determines the appropriate treatment regimen. The most popular treatment for male-pattern baldness is with oral medications known as 5-alpha reductase inhibitors. These drugs effectively stop the production of a particular hormone that interferes with hair growth. Results range from stopping hair loss to actual hair regrowth. There are many factors that determine the effectiveness of a treatment on a particular patient.

Seeking Treatment
Looks are important to all teenagers. Because of the impact on their self-esteem, teenagers are more likely to seek medical attention for hair loss sooner than their adult counterparts. Unfortunately, teens must be at least 18 years old to be treated with propecia. Hair loss concealers that cover the balding area may be a temporary option until teenagers are old enough for medical treatment.
This article looks at how male-pattern baldness can impact teenagers who seek medical assistance but cannot be prescribed propecia until they are eighteen. Fortunately, there are steps they can take to address their balding disorder.

Tips from Car Insurance Academy 101

When purchasing a new car, it is best to make sure that the make and model of your car will save you some money on your car insurance policy. What are the things you should keep in mind when buying a new vehicle?
You may already have a car in mind and this probably involves a model that you have always wanted or a car with features that will make your driving a lot easier however one must take into consideration how much one can spend on a car. Information on how much you can pay for the down payment is required and if you are planning to loan some money to buy a new vehicle, you would have to consider how much money you can afford to pay each month.
The objective here is to determine how many passengers you will have and whether you will have enough space for cargo or not. You should also take into consideration what driving experience you would like. Ask yourself if you'd like crisp handling or a car that has good, responsive steering or both. There are many things to take into consideration but aside from these, do not forget the safety features your car will have. Having all safety features in place is a wonderful thing not only for your safety and the safety of your passengers but also for your wallet because for one, auto insurance firms will give you a discount and secondly, you can ensure that everyone inside the car are safe while you are driving.
Once you have decided what type of car you want, you can now take a look at the different models that fall under this category and also fall under the budget you have set aside for a new car. And getting it has never been easier. With over two billion Internet users around the world, online shopping for cheap car insurance continues to grow in popularity. When shopping online for insurance, you have the opportunity to compare offers from multiple insurance providers at the same time. To make sure you are actually getting a good deal, you need to consider several factors when reviewing insurance quotes.
Coverage
When you first complete a quote request, you will need to provide the specific types of coverage you are interested in seeing offers for from leading insurance companies. For an effective comparison, the coverage needs to be the same. You cannot compare a collision policy to a comprehensive policy. They cover different aspects of vehicle damage. Be sure to thoroughly read each policy to make sure you have a full understanding of the offer.
Initial Rates
All quotes include a proposed policy cost. Understand this is a preliminary rate based on the information you provided on the quote form. Insurance agencies do not verify this information until you are ready to become a customer. At that point, they will do an in-depth check of your driving record, credit history, and employment information. During this process will begin entering that data into their rate calculation formula to establish a base rate for your policy. If they find discrepancies between the information you provided and that in official databases, you may see a significant increase in rates. You have the right to ask how they calculated your rate so you can confirm the information they have is accurate.
Applied Discounts
After establishing your base rate, they will apply all discounts you are eligible to receive. These include good driver discounts, good student discounts, and safe vehicle discounts. You may get other discounts based on where you live or work, the type of vehicle you drive, and your age. Loyalty discounts and new customer discounts may also be available to specific individuals. If you notice significant differences between quotes it may be because certain discounts were not applied. Be aware that each insurance company offers its own discounts so they are not necessarily the same across the board. Use this information for online comparisons of cheap car insurance. These online resources are the best ways to get cheap car insurance that offer great coverage. We're entering a time when there will be some confusion in the market. Even now, there are many products and choosing between them is not easy. Remember everyone is searching for cheap car insurance so keep talking with friends and monitoring sites like this with up-to-date news. Making the best decisions on car insurance rates without advice can be a challenge.

Document Destruction Is the Need of Corporate Offices

Do you know that nowadays documents need to be kept private? There is a high risk of document hacking which is causing a lot of problems. People who love logging into a computer has recently learnt traits of hacking into other people’s account thus making data on the disk risky. However, you can control privacy of your original document files simply by document shredding and its applications. Document destruction is a process by help of which you can shred your documents into pieces. The documents are made completely privatized with the help of this. Shredding has been one of the options of document safety since a long amount of time.

Few decades earlier, the mindset of people was pure and they wouldn’t think of doing jobs like hacking but nowadays it’s not so. People have now realised that giving loss to someone else is the only way to pave their path to success. You need to be really alert while you are handling official documents. There is a risk of your neighbour to copy your important files and irreparably alter them. Now you must be wondering that there are so many files in office how to control and why? There is a simple answer you need to scan those documents which are needful and dump the rest to the document destruction machine.

This machine does a wonderful work of solving all of your document control matters. Once you get your document scanned then you can get your excess files into the machine. The machine turns your useless documents into small pieces. These pieces are unreadable and help you to get complete privacy of information. Document scanning has been used in many corporate offices and is really beneficial. What you must remember is that you need to dump your papers into a dustbin for getting rid of them completely.

Car insurance: do's and don'ts

You are coming up to the light and it is yellow, you stop, but the person behind you isn't as quick and tucks his car in right under your bumper. You're in the parking lot, another driver pulls in parallel to you, and as he gets out the wind gusts and takes the door out of his control and it dents your door. You're driving behind the gravel truck on the highway when a stone drops out of the back of the truck, bouncing off the street and into your windshield. What do you do?
How many claims you make over time affects how your car insurance company decides what kind of a risk you are, and what your premiums are going to be. If you have a low deductable, it may seem like a good idea to claim every scratch and pit that comes along, especially if you have a new car. But each claim has a chance of raising your premium regardless of whether or not you were at fault.
So what do you do? Read your car insurance policy, or when you are in a renewal process talk to each agent for the companies that you are thinking of accepting the quote. Find out what is their policy is for accidents. Some insurance companies place a clause in the policy allowing them to not renew with your or worse even cancel if they think you are involved in not reporting an accident. Parking lot dents and dings don't usually need a police report, or need you to file a claim. Weigh your deductable against the cost of the repair and the cost of a possible rise in your premium and see if an out of pocket solution is best.
For pits in the windshield, it might be to your advantage to speak to your agent. Sometimes, even though your car insurance does not cover glass, if you have not made a claim, or have been a good driver, the insurance company will pay to have the windshield repaired at no cost to you.
Remember, anything that is remotely a traffic violation, whether or not you are at fault should be reported to the proper authorities and to your insurance agent. Often times, you should contact the insurance company immediately to insure coverage. Learning when to make a claim and working with your agent can help you keep your car insurance premiums affordable.

Considering acts of terrorism when taking out business insurance

Considering acts of terrorism when taking out business insurance
We all like to think we live in a world where nothing bad ever happens. Up until 9/11, there had been occasional events the government called home-grown terrorist attacks. You may remember Ted Kaczynski who achieved notoriety as the Unabomber, sending out bombs through the mail for some twenty years, and Timothy McVeigh who was responsible for the greatest loss of life through the Oklahoma City Bombing. These are rare individuals who become unhappy with the way things are and resort to extreme measures. This was a containable risk until Al-Qaeda highjacked four airplanes and crashed three of them into high-visibility targets. We might have considered this outrage a unique event but, for a variety of political reasons, America has continued military actions abroad. No matter what you might think of this form of action overseas, all informed sources confirm this action acts as a recruiting tool for groups of terrorists. For now, their retaliation has been against troops or targets based abroad. The risk of direct action on our soil, however, is something we would be foolish to ignore.
Following the 9/11 attack, President Bush pushed through the Terrorism Risk Insurance Act. This puts federal money on the line until 2014. A proper framework that supports the risk of damage and loss caused by a terrorist attacks anywhere within our borders should have been put in place by the private insurance industry by that time. Until then, the Treasury acts as a reinsurer and, if the Secretary of the Treasury certifies losses caused by terrorism, it pays 90c in the dollar of every claim approved by private insurers. And, just so you understand the value of this back-up, no commercial insurance company can refuse to insure a business against terrorist risks. It's your right to be covered at an affordable rate. Should an insurance company refuse, you can make a formal complaint and the company will face a fine.
Why should you consider this? You may have noticed that things are not going so well in Afghanistan. Some of our soldiers have failed to live up to our high expectations of honor. There has been a public burning of the Koran. A soldier recently decided to kill a few local Afghans for fun. This does nothing to improve America's reputation with the Moslem world and everything to encourage extreme groups to retaliate. So far, they have aimed their anger at the troops and other soft targets abroad. But there may come a time when they decide to come to America. So if you run a business that might be a target or your business premises are close to a likely target, you should talk to your business insurance company. If there look to be problems, remind your agent this form of insurance has been standard in countries where terrorism has been relatively common over the decades. So, for example, Pool Re was set up in 1993 to reinsure the market as the IRA continued its bombing campaign on British soil. It now offers reinsurance cover for France and Spain as well. The German government offers direct support like the US. Your business insurance agent should tell you US risks are priced as a percentage of your property value.
This should make your terrorism insurance more affordable as the recession has caused these values to fall.

Health Insurance And The Use Of Drug Copayment Coupons

The growth seen in the use of coupons in the past decade or so has made this one of the more exciting marketing strategies that we have seen. The idea is simple. A central marketing agency promotes the named businesses by offering discount vouchers. Go to this restaurant, eat a magnificent meal, and enjoy a discount of 50%. This is a great promotion for the restaurant and the statistics show the majority of people who come to try out the meals return and pay the full price later on. Now let the pharmaceutical industry play with this idea. Suppose the drug manufacturers were to offer coupons to their loyal customers, how would the marketing plan work? Well, for a moment, consider the problem of the generic market. When the patent runs out on a brand, others may copy the chemistry and sell a generic version of the drug for a significantly lower price. From the customer's point of view, this is wonderful news. The same drug is available. It has been approved by the FDA as an exact match for the original branded drug. And it comes at a heavily discounted price. Not surprisingly, this knocks a big hole in the profits of the branded manufacturer, so this manufacturer will search for a way to keep the generic manufacturer out of the market.
This is where copayment coupons come in, with copayments having been used in the insurance industry for a number of years. This requires the patient to pay a proportion of the medical costs. It is actually self-insurance of that part of the costs. The justification advanced by insurance companies is that it reduces moral hazard, i.e. it is an encouragement to people only to seek treatment when it is genuinely necessary.
By copaying on branded drugs, patients are able to benefit from a form of subsidy from the manufacturers through the use of these coupons. This makes the branded drugs more affordable and maintains more of their profit margin. Obviously, if the brands were losing too much of their market share, the manufacturers would have to reduce their prices to compete with the generics. In theory, the coupons represent a compromise. The patients pay less for the brand, but more than for the generic. The manufacturers give away a part of their profits, but less than through a price reduction to complete with the generic directly.
There is now a class action effectively accusing the manufacturers of fraud through their use of these coupons. As it stands, the insurance companies pay the manufacturer a fixed price for every branded pill or tablet prescribed. The manufacturers and pharmacists have been forgetting to tell the insurers about the coupons. It is highly relevant that the patients have been paying less at the drugstore counters. Because there are no savings to the insurance companies in paying for the generics, the premium rates stay high. This makes cheap health insurance even less likely to appear. In reality everyone is losing. Customers are still paying more than they should. Both individual and group health insurance plans cost more than they should. All this being purely for the benefit of the pharmaceutical industry. The class action describes these coupons as part of a bait and switch scam. If the courts agree, heavy damages will be awarded and there will be compensation available to some consumers.

What Exactly Is Fraud?

A judge was once asked for a definition of obscenity. His reply was that he would know it when he saw it. So, to the courts, it's acceptable to leave a concept undefined so long as anyone would know what it means. When we come to fraud, it's a similar problem. There are so many different ways in which someone dishonest can separate a willing victim from his or her money. It can be the most simple of lies or a complicated web of deceit that lures even the most wary of people into handing over cash. For that reason, we are left with a list of components. There must be a deception of some kind. This deception must be made dishonestly, and it must cause financial loss to the person deceived. After that, it's down to common sense. So here's the question for you. Let's say you ask advice from someone who seems to be an independent professional and then act on that advice by buying a product. Later you discover the professional received a substantial part of the price as a commission and that there were other, better products you could have bought at lower prices. You have suffered a loss by relying on the advice. Had you known the professional was being paid to sell that product, you would probably not have relied on the advice.
Now let's apply that to agents and brokers who sell insurance. You ought to realize these people are being paid a commission. How else can they make the business pay? It's basic common sense. That probably means the brokers are not dishonest by failing to explain a big slice of the first year's premium payments will go to them. But suppose these agents know there are better products at lower prices, but none of these insurers will pay them a commission. Is it dishonest not to tell you? They know you would not buy one of their products, so it's a lie by remaining silent. That's why New York stockbrokers and the brokers who sell mortgages are obliged to disclose their commissions.
Welcome to Regulation 194 which has just been approved by the New York Court of Appeal. Agents and brokers have just lost the case and will now be obliged to tell residents of that state how much they will earn a commission from any sale they recommend, and whether there are any terms and conditions that will make their commission higher or lower. That now puts all agents and brokers advising and selling financial products on the same footing. This is transparency in action. Now you might reasonably ask whether similar laws are in operation in other states. After all, government is supposed to protect consumers from any criminal practices. Well, remarkably, these rules are not so common. There are no federal rules requiring disclosure. It's expected you will protect yourselves. How are you supposed to do that? Well with the internet, you can get free health insurance quotes before you go see an agent. Armed with this information, it's obvious who's offering the best value. If you fail to do this before seeing an agent, you are asking to pay a high price for your health insurance plan.

When You Are Denied Auto Insurance

It can be shocking to be notified by an insurance company that you have not been approved to receive auto insurance coverage. This can be particularly devastating if you rely on your vehicle to get back and forth to work or to get your kids to school. Driving without insurance places significant risk on you and your family if you are caught driving without insurance or are involved in an accident.

Determine the Reason
Hopefully the insurance company will include the reasons for their denial in the notice they send to you. If not, you will probably have to submit a written request to obtain the reasons. You need to know this to make sure their decision was based on facts.

Verify the Facts
It is possible they used factors in their risk calculation that are not accurate or need explanation. For example, if you have a poor credit history because of financial difficulties you experienced while married but now you are divorced with little debt in your name, this may be a reason to ask for a review of their denial. Even if they based your denial on your driving record which you know is not perfect, you should still get a copy of your record to confirm its accuracy.

Appeal the Decision
You can ask to meet with or talk to a representative from the insurance company to go over the factors they used in their calculation. You will need to provide documentation for any information you plan to refute such as that mentioned above. Errors on your application can be easily corrected and your application resubmitted for consideration.

Apply to Other Providers
If they stand by their decision to deny you coverage, you have no choice but to apply to other companies for insurance. You should be prepared to address discrepancies you may have uncovered during the appeal process to the initial auto insurance provider. Keep your paperwork handy and include detailed explanations on your application. This is especially important if you are applying online for quotes. It may be better to actually speak to a live representative if you have several clarifications that need to be made to your application. Any actions on your part to improve your risk level should be documented including refresher driving classes.

Take Legal Action
Insurance companies have the right to deny applicants coverage for legitimate reasons which are primarily based on risk to the company if they insure you. The only time you have legal recourse is if you suspect the company of denying you coverage based on discriminatory business practices. To proceed with a legal case against them, you will need evidence of this behavior.

Contact the State
If you continue to be denied based on subsequent applications to different companies, you may have to apply to your state's Assigned Risk Pool. This is a last resort for the hard to insure. Since it is legally required to be insured, your state must offer minimum coverage through local providers to drivers who are otherwise unable to get coverage.

Insurance For The Commercial Landlord

Before the recession, there was a constant stream of people wanting business premises, so being a commercial landlord made good economic sense. As evidence of this, look at the popularity of the Real Estate Investment Trusts (REITs). Across the US, there are a number of significant players that own office blocks, regional malls, shopping centers, healthcare centers, and residential accommodation. Despite the recession, these investment vehicles have continued to bring in steady dividends. This level of performance has not been matched by the owners of individual properties on Main Street or for private letting as residential accommodation. Large numbers of properties on Main Street are shuttered and there's no sign of any real demand to maintain rental income. Unless demand picks up, rents will continue to fall. With mortgages now more difficult to obtain, there's better performance in the residential market as people need rented accommodation, but care must be taken when buying property. A significant number of homes are going through the foreclosure process and, if you have the capital, can be bought relatively cheaply in auction. So long as you have professional surveys to ensure the properties are physically sound, these acquisitions represent a good long-term investment, i.e. at some point, the property market will recover and values will rise. But if you bought at the top of the boom, you may be struggling to cover the financing costs out of revenue.
Insurance is obviously a key requirement as a commercial landlord. In this, remember you are not just protecting the physical structure of the buildings you rent out. There are other risks to consider. However, the insurance industry has been quick to draw a number of red lines so, if you are still at the planning stage, here are some of the factors to consider. Particularly when the buildings are to be used for manufacturing, there's a real risk of damage to the fabric through the activities carried out on the premises. In any other property, there will be wear and tear. People are never as careful of rented property as they are of their own. If the public are allowed into the common parts, they can also be a source of damage. Insurers believe it's for you to accept the slow deterioration of the property through general use. A proportion of the rent you collect should be set aside for routine maintenance, repairs and redecoration. But if the risk comes from the activities of one or more of those renting, you should impose an obligation on the renters to carry their own insurance so that there will be money available to repair any structural damage.
Look very carefully at the cover against more extreme weather events and beware exclusions against settlement that causes cracks or other structural problems that may lead to rot, corrosion, molds, insect infestations or similar damage. Business insurance for the commercial landlord is all about passing on the risks to other parties. So if a contractor produces faulty workmanship and this causes damage, you need this contractor to have good insurance to pay for repairs. If the property is vacant, give notice to your insurer and check the rules on what security measures you should put in place. If you think the standard business insurance inadequate, pay for additional cover.

Auto Insurance And The Car-Sharing Schemes

Everyone is used to the idea that, if you don't own a big ticket item, you can still get one even though you don't have the cash to buy. This may involve a loan or some other credit arrangement, or you can rent. We have moved from a society in which people used to save until they could afford to buy, to one where you can satisfy your wishes instantly with a good credit score and proof of your identity. When it comes to vehicles, it's either been a case of talking nicely to neighbors to borrow their car in an emergency or go to a rental agency. Now we have moved beyond the carpooling arrangements into car-sharing. This is both good news and bad. At a community level, there are an increasing number of self-help groups who are making their vehicles available to each other. At the top end of the market, established renters like Hertz are making vehicles available on demand. New organizations like Zipcar also leave vehicles in designated places and anyone with a card can get in and drive them away.
The established renters are simply using the existing fleet in a more flexible way to generate money. Satisfactory insurance cover is already in place. But problems have been emerging in the less formal market. If you put your own vehicle into a pool and anyone can drive it, what happens to your own insurance cover? The answer is simple. If you do this on a regular basis and you are paid, this is a commercial use. As a private owner, this invalidates your policy.
Now states like Washington, Oregon and California are producing laws to clarify the insurance situation. In Washington, for example, we now have HB 2384 which requires all organizations offering car-sharing services to carry a minimum of $180,000 liability cover, and at least enough comprehensive and collision cover to pay fair market value should the shared vehicle be a total loss. This protects vehicle owners who can make additional money during tough times without losing their own auto insurance cover. It also imposes tough new requirements on the sharing organizations to ensure the vehicles are properly maintained and safe to drive. The public not only need auto insurance cover, they need to know the vehicles they drive away are safe.

Consequences of Fraudulent Auto Insurance Claims

According to the National Insurance Crime Bureau, anywhere between $200 and $300 of your annual insurance premiums is a direct result of fraudulent claims submitted by other people. It may not seem fair but a portion of fraud costs is passed on to all customers. This means a good portion of your insurance costs has nothing to do with your own driving history.

Types of Fraud
Insurance fraud comes in many forms. The insurance industry typically categorizes each case as a "hard" or "soft" fraud. A hard fraud is basically a staged situation that causes damage for the purpose of submitting an inflated claim to the insurance company. Examples include intentional fender-benders or submitting a claim as a hit-and-run when it was really a one-car accident and you were at fault.
Soft fraud usually involves a legitimate claim that is illegally altered. This is often done through padding of the claim. Examples including getting a repair shop to give you an inflated estimate on repair costs or including damage previously done to your car on a current claim involving an accident that did additional damage to your vehicle.

Impact on Auto Insurance Customers
Claim fraud is more prevalent than most people realize. Bureau reports suggest that nearly 25% of injury claims and 10% of damage claims are fraudulent. These are paid claims. So the number is actually higher when you consider those claims suspected to be fraudulent but were dismissed or dropped. The cost to the insurance industry is significant. And insurance companies freely pass those costs on to customers.
Insurance companies have to pay claims, both legitimate and otherwise. They do this through the pooled premium rates paid by all customers. As the number of claims paid increases, so too do insurance rates.

Minimize Consequences
You can do your part by submitting correctly documented claims. Understand that any deliberate misinformation provided during a claim process is technically fraud. You face real penalties including possible jail time. And you can lose your auto insurance coverage as a result of misleading your insurance company. If you are involved in an accident that you believe may be an instance of hard fraud, share your suspicions with your insurance provider.

How Speeding Tickets Impact Coverage

You may be wondering what to do now that you were cited for speeding. It is not necessary to immediately contact your car insurance company although it is not a bad idea to give them a heads up if you have a decent relationship with them. The ticket alone may not impact your coverage, but when it is combined with other factors it can lead to higher rates.

Type of Car
Sports cars are often targeted by police who are on the lookout for speeders. For this and other reasons, drivers of these cars probably already have higher than average premiums. Adding speeding tickets to the mix is guaranteed to result in increased rates.

Speed
How much you were driving over the speed limit is important. If your ticket is for a speed that exceeds the limit by a small amount, it is possible that your insurance provider may view it as a minor infraction and not penalize you for it. This is particularly true as long as it is a random occurrence. However, speeds in excessive of 20mph over the limit cannot be overlooked. Speeding in school or construction zones will be viewed as especially reckless.

Accidents
Speeding that contributes to the cause of an accident will result in higher rates and possible loss of coverage. Drivers who speed in poor driving conditions and are then involved in an accident, with or without another vehicle, are seen as high-risk drivers by insurance companies and are rated accordingly.

Other Tickets
If you have more than one speeding ticket, you raise your chances of receiving an increase in your premiums. The documented speed on each ticket contributes to the insurance company's decision. Not only do you lose any safe driving discount you may have received, you are now rated as a high-risk driver. The more tickets you receive in a short amount of time, the more likely your insurance provider will simply cancel your coverage because of the risk you pose to them.

Rate Increases
Rates do not increase overnight. Just because you do not see an immediate change in your premiums, do not assume you are scot-free. It may just take a few months for the ticket to catch up with you or your insurance company may wait until your annual renewal. Your insurance provider will have a policy in place that details how this is handled. Rate increases that result from speeding tickets stay in affect for up to three years, which is the amount of time the ticket stays flagged on your driving record.
The greatest potential impact of a speeding ticket is that your car insurance coverage is dropped entirely. And if you are dropped by one carrier, it may be difficult to get another one to accept you as a customer. When you do get a new policy, you should expect to pay substantially higher premiums.

Spend Less with Cheap Car Insurance

Nobody likes paying more for something than is necessary. Auto insurance is no different. Since it is required, you cannot avoid paying for insurance. But you do have some control over how much you pay. With cheap car insurance, you can save hundreds of dollars on your annual premiums. There are several ways you can get this type of insurance.
Driving Record
Customers with good driving records will have better rates than those with speeding tickets or accidents on their record. A clean driving record, especially over a long period of time, tells the insurance company you are not a risk to them. And, at the heart of it, that is really what your premium rate represents - the amount of risk you pose to the company. If you have blemishes on your record, work to improve it. This will take time as violations stay on your record for a period of time. However, you can enroll in an advanced driving course to demonstrate your commitment to safe driving.
Credit Score
Like your driving record, your credit history paints a picture for insurance companies. The industry belief is that if you have a poor credit score, you are more likely to submit claims. While this is not necessary true for every individual, it is based on industry experience. Many people are not even aware their credit score is used to determine insurance rates. Insurance companies do not have to get your permission to access that information so you may not know they have until you get a final proposed rate.
Discounts
Another great way to get cheap car insurance is with discounts. Insurance companies use discounts to reward customers who meet certain requirements. While they are not all the same, companies tend to offer standard discounts as well as their own discounts. The more discounts you receive, the more you save on premiums. It is possible to save hundreds of dollars on annual premiums with discounts alone.
Comparison Shop
Contact several cheap car insurance companies to get quotes from them for specific coverage. Be sure to ask about discounts. Then compare policies and rates to see which is best. If you want to stay with your current insurance agent but you received a better offer from another provider, take that offer to your agent and see if they will match it which they probably will to keep you as a customer.

When You Are Denied Auto Insurance

It can be shocking to be notified by an insurance company that you have not been approved to receive auto insurance coverage .

If they stand by their decision to deny you coverage, you have no choice but to apply to other companies for auto insurance. You should be prepared to address discrepancies you may have uncovered during the appeal process to the initial insurance provider.

Making Sure Your Teen Driver Is a Safe Driver

Aside from getting a good car insurance policy for your teen, you would also need to make sure that your child drives safely. Parents should know however that for high school students, having a driver's license enables them to move up higher in the food chain i.e. it is an asset when it comes to one's social life. Since most teens are excited to drive, and to show their friends their new ride, there is a very high possibility that your teen will be driving around town more often than you expect him to. Parents must remember that the more their kids drive, the higher the chances of them getting into accidents. So how do you make sure that your teen becomes a safe driver?

Restricted Driving Privileges
Many parents fail to have a parent-teen driving contract where parents lay down the rules on when their teens can drive or not drive. For example, parents can tell their teen that they are not allowed to drive during the night or during adverse weather conditions. You can also limit where your child can go i.e. being only able to drive to and from school and his part time job - you make the rules.

Don't Drink And Drive
Tell your child to not drink and drive. In fact, you should prohibit your teen from drinking alcohol. You should put your foot down on this one but make your teen understand that it is for his own good.

Set A Good Example
If you are still teaching your teen how to drive, it is a good idea to set an example. After all, you are his greatest influence and you not abiding by traffic regulations will only make him think that he doesn't have to as well.

Texting While Driving
Teens love to keep in touch with their friends even if they see them everyday at school. If you are worried that your teen might be texting his friends while driving, you better make sure that he understands how dangerous it is to be doing this.

Seatbelts
Remind your teen to use the seatbelt at all times and if he is driving some of his friends home, everyone inside the car should wear seatbelts.

Car insurance Tips
No parent would like to talk about car crashes but this must be done. This means you should tell your child what to do after a car crash i.e. calling 911, calling roadside assistance, and getting his policy details ready. No auto insurance yet? It encompasses direct foreign investments, portfolio investments as well as exports. Alternatively forex, also known as the foreign exchange market has a daily turnover in excess of $1.5 trillion. This makes it the biggest financial market in the world.

Many individuals also want to stake their claim in this huge market. They would like to learn all the secrets necessary to embark on a successful career in forex exchange, and so follow in the footsteps of many other individuals who have tasted success. There are a few factors that need to be focused on to be successful in this business, but there are also many risks.

One of the main ways of avoiding risks is by becoming acquainted with the playing field. Acquaintance can only by achieved when you possess the necessary knowledge and skills needed to trade in forex currency. In this regard it is essential that the individual is confident that he or she can make a profit in this trade consistently and end up with a positive forex account.

Many brokers offer what is called a demo forex account. This account is a life-like simulation of trading in forex. It allows the user to do 'real' trading, wherein losses are suffered and profits are made. Use the account to hone the necessary skills required to develop a successful forex trading system. It is advised that an individual moves on to trading in real forex currency only after being able to make real profits consistently in the demo account.

Another way of becoming more knowledgeable is by reading and listening. There are many books available on the subject of trading in forex. If this not your forte, then follow well-known financial news stations found on television. The bottom line is to increase your knowledge before embarking on the real thing.

Risk assessment is a vital component in trading forex currency. It is necessary to always have a clear vision of the potential gains as well as the potential losses which can be incurred. One wrong decision during a critical window of trade can easily change a small profit into a huge catastrophic loss. In order to be a successful trader the possibility of suffering a huge loss should never out-weigh the profit making potential.

Within this dynamic business, there is always a certain amount of uncertainty. It does not matter what market trends or patterns indicate, the possibility that these could change dramatically in an extremely short space due a number of factors which influence the markets is always a possibility. Make sure that this receives the necessary consideration when looking at your next forex trading activity.

Quality Auto Insurance for Student Drivers

One of the hardest groups to get affordable insurance for is student drivers, particularly teenagers. You can be a student driver at any age but the older you are, the less of a risk you are to insurance companies. So while your premium costs will be high since you are a new driver, they will not be as high as those for new teenage drivers. Lower policy rates for student drivers are achievable if the following conditions are met.

Complete Driver Education Classes
Most insurance companies will not even consider insuring a teenage driver who has not taken and successfully completed an approved driver education class. These classes include instruction on driving laws as well as hands-on driving lessons. There are different levels of driver education. Most students complete the basic level. But insurance companies prefer the advanced level because it includes instruction on defensive driving, bad weather driving, and how to avoid a crash. Insurance companies offer deeper discounts for this advanced instruction with the expectation that teenagers will be better drivers.

Drive a Safe Car
New drivers want the coolest car on the block. But to get a discount on their insurance, they need the safest car available. When calculating rates, insurance companies consider the type of vehicle teenagers will be driving and the cost associated with repairs or replacement if the teenager is involved in an accident. Do not skimp on safety to get a lower rate - teenagers need a safe car more than they need to save a few bucks on their insurance costs.

Achieve Good Grades in School
Just about all insurance providers have "good student" discount programs that allow students to submit their report cards to receive a reduction in premiums. The thought behind this is that if teens can work hard enough to make good grades, they will probably be just as diligent with their driving.

Establish Credit
Teens may be able to get a small department store credit card that their parents co-sign for so they can establish personal credit. Again, auto insurance companies correlate the teen's ability to manage their credit with their driving ability and will lower rates for those teen's who establish personal credit.
This article examines ways student drivers, especially teenagers, can get discounts on auto insurance coverage. By meeting certain criteria, student drivers can obtain affordable auto insurance that offers quality coverage in case of an accident.

Cheap life insurance for stay-at-home parents

If you go back to the 1950's and earlier, our culture was built on the assumption that women would get married at the earliest age, produce children and look after the man who brought in the money. Then along came the 1960's and the seeds of a sexual revolution were sown, feminism emerged, and assumptions changed. Today, it's no longer assumed a couple will marry, birth-control is more routine as the falling birthrate shows, and more women go out to work. Indeed, more women than men are going on to high education and getting better grades and higher-rated qualifications than men. Nevertheless, if women do give into the biological urge, they usually fall into the traditional role of homemaker, i.e. they do the cooking and cleaning, nurse the children when they are sick and, when the young are fit and healthy, drive them to soccer practice or whatever else distracts them from texting their friends. At this point, the family is dependent on one parent bringing in enough money to pay all the bills. When thinking about life insurance, it is therefore not unreasonable to focus on the breadwinner. Without him, the family would be in immediate trouble.
Unfortunately, this ignores the reality of the multiple roles the stay-at-home parent adopts. If the children have yet to go to school, who is going to look after them during the day? Although grandparents and other members of the family can often help, this assumes they are willing and live near enough. Otherwise, can the family cope without a nanny? When slightly older, who is going to drive them to and from school and be available should they fall ill and need transport to the nearest bed? Can you rely rely on neighbors or the parents of other children at the same schools? Then there's the question of all the cleaning and cooking? During the marriage or partnership, the men are not quick to volunteer to do the washing-up let alone any of the more demanding tasks. Why is this going to change should the cleaner disappear? Similarly, the father can buy in food but, in the long term, this is far more expensive than home cooking.
When you add up the additional costs of hiring all the people to replace the homemaker, it is more than the average breadwinner can afford. That is why is makes sense to insure the life of the stay-at-home soccer Mum. The couple should price both permanent and emergency help. For example, it is probably best to assume the current job would not last long if the father was continually having to take time off to deal with family problems at the school or home. The nature of the job may also be relevant if this involves a lot of traveling or work at unsocial hours. Making decisions about insurance is all about looking into the future. It costs nothing to get life insurance quotes through a site like this so you can price the premium rates. If there is any positive element in this, it is that the amount of cover needed to replace the missing partner is often less than you might expect. Adding this amount is relatively cheap life insurance.

Mortgage debt

There are many costly things out there, however buying a home is always always the largest single purchase people make. Worse, because most people do not have the tens of thousands lying around to pay cash, this means the largest single debt the family has hanging over them. So it's smart for the family to include the amount of the debt in any decisions about insurance. On the brighter side, this debt is a reducing balance. What would take up a significant percentage of the sum insured if one borrower was to die within the first ten years gradually reduces so that, if you stay put, twenty-five years sees the debt paid off and the sum insured available for a range of other purposes. Knowing the current state of the housing market, more people are unable to sell and therefore paying down their mortgage debts. This is much better than during the credit boom when money was freely available and people were steadily trading up the housing market. Should we return to the bad all days of rising resale values and easy credit terms, it becomes increasingly important to keep the amount of the life cover adequate to your needs. What might have been adequate when you bought your first home, may slowly become increasingly inadequate as the amount of the borrowing increases.
Credit insurance is often regarded as an alternative in this situation. This is limited to the initial amount borrowed and so is a lot cheaper than life coverage. But there is a major problem. When you buy life insurance, the insurer cannot simply cancel the policy if you are suddenly diagnosed with a terminal health condition. When you take credit insurance, there is significantly less protection and, in many cases, the insurer can void the policy should your health suddenly decline. In a recent case in Florida, a man diagnosed with a critical disease was surprised to receive a letter from his insurer canceling the policy. The insurer only has to avoid discriminating against an individual. So long as everyone in a group has their policy canceled, the insurer is usually home free. Due to a significant political response, the insurer backtracked and reinstated the policy for all those in the group. Nevertheless, such cases should serve as a warning to everyone who buys credit insurance. Even though, you may see a fixed termination date on the quote and the resulting policy, the insurer always has the possibility to cancel written into the policy.
So, upon taking out a mortgage or any other large loan, consider carefully about how this amount will be repaid should you have the misfortune to pass on. The mortgagee or other lender will be very insistent for you to buy additional credit insurance. They typically get a commission on these sales and will usually be aggressive in pushing them. Nevertheless, given the risk the insurer will terminate if it looks as though a claim will be made, it is always safer to buy cheap life insurance. Term insurance is the most wallet friendly. If there is enough in the existing life cover, you can refuse the lenders with confidence. If you are uncertain, get life insurance quotes on topping up the existing policy.

Is Cheap Auto Insurance Possible For High Risk Cars?

We all probably know that the car we drive has the most profound impact on our auto insurance quotes. The same amount of coverage can cost you different money simply because of owning a different car. Insurance companies have detailed statistic observations regarding each car make and model and rate all the vehicles according to the risk they pose to the insurer. There are different factors involved in this evaluation such as repair costs, accident rates, theft rates, safety features, overall security and others. And what if your particular car make and model is considered as a high risk vehicle and you're charged with higher rates?
A radical solution would be changing your car to another that is would bring lower charges and better insurance value. But there are still easier things you can do to encrease your chances of getting cheap auto insurance for your existing car or at least more affordable. First of all, let's see which cars tend to get rated as high risk the most. These would include sports cars, muscle cars, small vehicles, luxury vehicles and collectible cars. Each of these types has specific combination of factors that make it more expensive to insure. For example, sports cars tend to get involved in accidents more often as they provoke risky driving style. Luxury cars are very expensive to insure since they require exclusive repair parts and tend to be stolen more often. Small cheap entry level cars aren't very safe and tend to lack certain security features, which leads to higher medical costs with such cars. Of course, it all depends on a particular make and model but the overall trend is as described.
First thing you should do in order to get cheap auto insurance for your high risk car is locate a provider that specializes in high risk customers. There are different companies that do so and if you're lucky to have several of them in your state make sure to shop around to get the best rates possible. Also make sure to consider getting as many discounts as you can. If you have two or more cars in the household its better to buy one policy for all of them in order to get a multiple vehicle discount. If you have health or house insurance with the same provider that offers car insurance you should buy everything from this company since it will give you lower rates and other discounts.
